The headline is the Scout Motors plant. The lender’s question is about your house.
That’s the first thing to understand about hard money lenders in Blythewood SC. Nobody funding your flip is lending against the future of a town. They’re lending against a specific property, a specific scope of work and your ability to finish the job and pay them back. Bring them a deal that works on today’s comps, and the conversation goes very differently than if you bring them a story.
One thing up front: I’m not a lender, and I don’t recommend lenders by name. I’m a South Carolina investor who has used outside capital to buy and renovate property. This is the guide I’d give a friend before they start making calls.
How to fund a real estate deal in Blythewood SC
Most Blythewood deals get paid for with one of these, or a combination.
Hard money
A business that lends to investors as its main work, usually short-term, usually against the property and the renovation plan. It suits a house that needs work and won’t qualify for a conventional loan in its current condition. It typically costs more than bank money and runs on a tighter clock. My overview of how hard money loans work goes deeper.
Private money
Capital from individuals — often people who know you and trust your work. Terms are negotiated, not published. It still needs proper paperwork drawn by an attorney, recorded correctly. Read private money lenders explained before you have that conversation with anyone.
Local banks and credit unions
Some community lenders in the Midlands work with investors, usually once they know you. Expect more documentation and a close look at your personal finances. The upside is often a longer relationship.
DSCR loans
For a rental, a DSCR loan looks mainly at whether the property’s rent covers the debt. It’s a common way to refinance after a rehab. Requirements vary a lot from lender to lender.
Partners
Sometimes the best funding is a partner who brings money while you bring the deal and the work. Put roles, decisions and exits in writing first. My joint venture guide covers how.
Fix and flip loans in Blythewood SC: where the property type matters
Blythewood’s mix of new subdivisions and rural acreage changes the funding conversation.
A subdivision flip is the easiest kind of property for most investor lenders to understand. Clean comps, typical construction, a clear resale market.
An older house on acreage may raise more questions: how much land is included, how comps were chosen, the condition of the well and septic, and access. Some lenders limit acreage or prefer certain property types. Ask before you’re under contract.
Land with a mobile home is a different animal altogether. Many lenders who fund house flips don’t fund mobile homes at all, or only in specific situations. Find out early.
And confirm the county. Part of Blythewood is in Fairfield County. Your lender, appraiser and closing attorney will all need the right answer.
How to find and vet a hard money lender
Finding names is the easy part. Vetting them is the job.
Where investors find them: referrals from other local investors, closing attorneys who see who actually funds deals, and communities like REI Skool where people talk openly about who performed.
How to vet them:
- Ask for references from recent borrowers and call them. Ask what went wrong and how the lender handled it.
- Get every fee in writing — at closing, per draw, at payoff, for extensions.
- Understand exactly how draws work: who inspects, how fast funds release, what documentation they need.
- Ask what happens if you run past the term. Extensions, default terms and penalties should be clear before you sign.
- Ask whether there’s a prepayment penalty.
- Have your own South Carolina attorney read the loan documents.
- Be wary of anyone who asks for large upfront fees before underwriting, or who pressures you to sign fast.
A caution on raising money from friends
If you plan to fund a Blythewood deal with money from several people, slow down. Raising money from many people or pooling it can implicate securities law. Talk to a South Carolina attorney before you accept a dollar from anyone.
